How House Cleaning Quotes Actually Work: First Cleans, Recurring Rates, and What Is Not Included
Why the first clean costs more than every one after it - and what is never included unless you ask for it.
Two cleaning quotes for the same house can differ by a wide margin and both be honest, because they are often quoting different work. Cleaning is priced on size, condition, and frequency - and the word "clean" covers at least three different scopes.
The first visit is a different job. Most companies quote an initial deep clean higher than the recurring visits that follow, because they are catching up on everything a routine clean does not touch: baseboards, door frames, blinds, inside appliances, grout, light fixtures. After that, maintaining is genuinely cheaper than catching up. A company that quotes the same rate for visit one and visit ten is either padding the recurring price or planning to skip the catch-up.
Scope is where surprises live. Interior windows, inside the fridge and oven, laundry, and organizing are commonly excluded from a standard clean unless you ask. None of that is a trick - it is just not in the base scope. Get the checklist in writing and add what you actually want.
Ask these before anyone starts:
- Is this quote for the first deep clean or the recurring rate?
- Can I see the checklist of what is and is not included?
- Are you insured and bonded, and are cleaners background checked?
- Same crew each visit, or whoever is available?
- What is the policy if something is damaged or missed?
If you are moving, the scope changes again. Move-out cleaning is priced and checklisted against what property managers inspect - inside cabinets, appliances, baths, floors - which is usually the difference between getting a deposit back and arguing about it. And a once-a-year deep clean is a reasonable middle ground for households that do their own weekly upkeep.
For recurring service, the thing worth optimizing for is consistency rather than the lowest hourly number. Homeowners comparing local house cleaning companies should ask about crew turnover before they ask about price.
